


Repair projects present a unique set of challenges that are much different than those found in new construction projects. Originally constructed in the 1920s, this building was constructed as a hardware warehouse. The facility is a reinforced concrete structure designed for high live loads. With a unique façade, the exterior walls are constructed with street paving brick. Understanding the importance of investigating the existing conditions thoroughly before construction begins, SMBH spent time assessing the structure. During this time, it was discovered that the shelf angles at the windows were in extreme distress due to corrosion from moisture penetration through the brick mortar and leaking roofs over the years. SMBH was challenged with devising a method of repair while preserving the original exterior walls structures. The owner also desired that large openings were cut in the heavy reinforced concrete floors.
